What is a moisture barrier (vapor barrier)?

A moisture barrier is a plastic sheeting material, typically polyethylene, installed between concrete slabs and flooring to prevent groundwater and moisture vapor from damaging wood and laminate floors.

A moisture barrier (also called a vapor barrier) is a layer of plastic sheeting, usually 4 to 6-mil polyethylene, placed directly over a concrete subfloor before flooring installation. Its primary role is to block moisture vapor rising up through the concrete from reaching the flooring materials above.

In Tampa and throughout Florida, concrete slabs are particularly vulnerable to moisture intrusion because of high groundwater tables, heavy rainfall, and coastal humidity. Concrete is porous and naturally wicks moisture from the soil. When this moisture reaches wood floors, engineered hardwood, or laminate, it causes swelling, cupping, buckling, and mold growth, often leading to costly floor replacement.

The barrier works by creating a physical block between the damp concrete and the flooring. It is typically installed with seams overlapped and taped, and it should extend to or under the perimeter walls. Proper installation is critical: gaps, tears, or unsealed seams allow moisture to bypass the barrier and compromise the floor.

For contractors in Florida, specifying and installing a moisture barrier under sensitive flooring types is standard practice to protect both the material and the building envelope. It is considered essential insurance against humidity-related damage in the region's climate.
